Level 3: RICS Building Survey

Suited to Listed, older, rundown, unusual or altered properties appropriate for pre-war buildings, including Victorian, Edwardian, or older properties.

A Level 3 RICS survey is more thorough and detailed than the other services and is suited to older, rundown or unusual properties.

The survey will address matters such as the materials used for each part of the building, defects and remedial options as well as issues related to the future maintenance of the property. Concealed areas normally opened or used by the occupiers are inspected if it is safe to do so. Although services are not tested, they are observed in normal operation. This level of service is for clients who are seeking a professional opinion based on a detailed assessment of the property.

The RICS Home Survey – Level 3 service includes:
• A thorough inspection of the property
• A detailed report based on the inspection
• It will help you make a reasoned and informed decision when purchasing the
property, or when planning for repairs, maintenance or upgrading the
property
• It will provide detailed advice on condition
• It will describe the identifiable risk of potential or hidden defects
• It will propose the most probable cause(s) of the defects based on the inspection
and
• Where practicable and agreed, provide an estimate of costs and likely
timescale for identified repairs and necessary work
